LISTING INPUT:     $100 UPFRONT

  • Collecting listing paperwork and disclosures

  • Verifying paperwork is complete and all required documents have been fully signed and filled out 

  • Introduction emails and phone calls

  • Entering listing onto MLS

  • Ordering and uploading photos

  • Setting up showing service

  • Ordering sign installation

  • Opening title order

  • Obtaining PR, CCRs, and Payoff amount from title

  • Requesting HOA docs (if applicable)

  • Uploading listing paperwork to brokerage                                                                                        

**additional MLS input $25 each

(Non-Refundable if listing cancels/expires)

CONTRACT TO CLOSE :      $449 AT CLOSING

  • Collecting contracts, addenda, and disclosures

  • Verifying paperwork is complete and all required documents have been fully signed and filled out

  • Introduction emails and phone calls 

  • Sending contract to all parties (lender, title, client & co-op agent)

  • Keeping track of deadlines and notifying agent of upcoming deadlines

  • Updating MLS to Pending

  • Collecting a copy of the Earnest Money receipt

  • Obtaining signatures on the Seller Disclosures

  • Scheduling home inspection

  • Following up on home inspection and ensuring agent and buyer have received a copy of the report to review

  • Coordinating appraisal

  • Ordering home warranty

  • Scheduling final walk-through

  • Scheduling closing

  • Ordering the Settlement Statement for the agent's review

  • Completing brokerage commission breakdown (greensheet)

  • Verifying funding & recording

  • Coordinating keys for possession

  • Updating MLS to Sold

  • Removing property from showing service

  • Ordering sign to be removed

  • Uploading all contract paperwork to brokerage

  • Uploading all contract paperwork to agent's favorite storage site (Dropbox, Google docs, etc.)

COMPLIANCE ONLY:   $150 AT CLOSING

POINT OF CONTACT

When everyone needs something from you, and you just need a break! We will be the first point of contact for the lender, appraiser, title company, client, and co-op agent.

DEADLINE REMINDERS

No more nightmares about missing deadlines. You will be reminded BEFORE the deadline arrives and notified if we might need an extension to ensure your client's earnest money is never in jeopardy.

BROKERAGE COMPLIANCE

No matter what documents your broker requires, we will make sure we have them turned in before closing & GET YOU PAID ON TIME!

FILE STORAGE

Once closed, you will receive the complete contract, wrapped in a bow, uploaded to whichever storage platform that you like best.
